What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlord withdrew the application for persistent late payment, and the LTB consented to the request. The LTB found that the Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.
The ruling
The Landlord's application to terminate the tenancy and evict the Tenant for non-payment of rent is granted. The Tenant may void the order by paying $20,386 on or before March 31, 2024. If the Tenant does not void the order, the Tenant must move out by March 31, 2024 and pay the Landlord $16,648.47 in rent arrears and compensation.
