What happened

The Tenant applied for an order determining that the Landlord gave a notice of termination in bad faith (N12). The Tenant vacated the unit following a previous LTB order, but the Landlord subsequently listed the property for rent as individual rooms rather than occupying it as claimed in the N12 notice.

The ruling

The Board determined the Landlord acted in bad faith. The Landlord is ordered to pay the Tenant $14,648.00, which includes $9,600.00 for the rent differential over one year, $5,000.00 in general compensation, and the $48.00 application filing fee. The Landlord must pay this amount by July 22, 2025.
