What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to rent arrears. The Landlord served an N4 notice which the Tenant did not void. The Tenant has made significant payments since the application was filed, but a balance remains. The Tenant failed to attend the hearing.

The ruling

The tenancy is terminated effective July 29, 2025, unless the Tenant pays $2,071.00 by that date to void the order. If the Tenant does not void the order, they must vacate by July 29, 2025, and pay the Landlord $1,102.14 plus daily compensation of $59.01 from July 15, 2025, until they move out.
