What happened
The Landlords applied for the termination of the tenancy and eviction of the Tenant due to non-payment of rent. The Tenant failed to appear at the hearing. Evidence showed the Tenant owed significant arrears, exceeding $24,000, and had provided various excuses for non-payment via text messages over the course of a year without actually making payments.
The ruling
The tenancy is terminated effective September 2, 2025. The Tenant is ordered to pay $24,777.25 for rent arrears up to the hearing date and the application fee. To void the eviction and continue the tenancy, the Tenant must pay $25,931.00 by August 31, 2025, or $27,946.00 by September 2, 2025. Daily compensation of $66.25 applies from August 14, 2025, until the unit is vacated.
