What happened
The Landlords applied to terminate the tenancy for non-payment of rent. A review was granted resulting in a de novo hearing. The Tenants claimed they were illegally locked out, that the Landlords withheld electricity, and entered the unit illegally. The Landlords argued the Tenants agreed to vacate via text message and that the police directed the lock change after the unit was found vacant.
The ruling
The tenancy was terminated effective April 11, 2025. The Tenants are ordered to pay the Landlords $5,492.33, representing rent arrears up to the move-out date and the application filing fee. All Tenant claims regarding illegal lockout, utility interference, and illegal entry were dismissed for lack of evidence.
