What happened
The Landlord applied for termination of the tenancy and eviction due to non-payment of rent. The Tenants had accumulated significant arrears. While the Landlord requested an immediate eviction, they were open to a delayed termination date. The Tenants, facing financial hardship due to a change in personal relationships, requested to stay but lacked a viable repayment plan.
The ruling
The tenancy is terminated effective December 31, 2025. The Tenants must pay $9,283.53 to the Landlord to cover arrears and the filing fee, after deducting the rent deposit and interest. The Tenants can void the eviction by paying the total arrears and costs (approximately $11,975.30 by November 30 or $13,978.28 by December 31). If the unit is not vacated, the Sheriff may enforce eviction on or after January 1, 2026.
