What happened

The Landlord applied to terminate the tenancy following a police SWAT team raid at the rental unit. The Tenant was arrested and charged with numerous offences including possession of Fentanyl for the purposes of trafficking and illegal possession of firearms as part of an 8-month investigation known as 'Project Burton'.

The ruling

The tenancy is terminated effective September 14, 2025. The Tenant is ordered to pay the Landlord $724.00 for compensation and filing fees, plus ongoing daily compensation of $39.19 until the unit is vacated. The eviction was granted due to the Tenant's involvement in illegal drug trafficking and firearms offences.
