What happened

The Landlords filed an application to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants failed to pay the rent despite being served with an N4 notice and did not attend the scheduled hearing. The arrears at the time of the hearing exceeded $14,000.00.

The ruling

The tenancy is terminated effective June 17, 2025. The Tenants are ordered to pay $11,333.89 to the Landlord for rent arrears and the filing fee, after deducting the rent deposit and interest. To void the eviction and continue the tenancy, the Tenants must pay $26,086.00 on or before June 17, 2025. If the unit is not vacated, the Landlord may file for enforcement with the Sheriff starting June 18, 2025.
