What happened
Landlords applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent and persistent late payment of rent. The Landlords served valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears.
The ruling
The tenancy is terminated effective July 21, 2023 unless the Tenant pays $35,000 in rent arrears and application costs by that date. If the Tenant does not pay, the Landlords can file the order with the Sheriff to enforce the eviction starting July 22, 2023. The Tenant also owes daily compensation of $69.70 from April 29, 2023 until move-out.
