What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was not present at the hearing.
The ruling
The tenancy is terminated effective April 17, 2023, unless the Tenant pays $25,386 to void the order and continue the tenancy. If the Tenant does not pay, they must vacate the unit by April 17, 2023, and pay the Landlord $22,366.23 plus daily compensation of $92.05 from March 30, 2023 until the Tenant vacates.
