What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlord alleged the Tenant kept the rental unit in a poor state of housekeeping and infested with roaches.
The ruling
The Landlord proved the grounds for termination, but the Tenant is granted relief from eviction subject to conditions. The Tenant must bring the unit into an ordinary state of cleanliness by April 30, 2025 and maintain it that way for 2 years. If the Tenant fails to comply, the Landlord can apply to terminate the tenancy without notice.
