What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and substantial interference. The Landlord served a valid N4 notice, but the Tenants did not void the notice by paying the arrears. The Tenants were still in possession of the rental unit at the time of the hearing.
The ruling
The tenancy is terminated unless the Tenants pay $22,056 to void the order by October 31, 2023. If the Tenants do not pay, they must vacate the unit by October 31, 2023, and pay the Landlord $14,919.27 plus daily compensation of $115.07 per day starting September 19, 2023 until they move out.
