What happened

The Landlord applied to terminate the tenancy and evict the Tenants for non-payment of rent. Despite receiving a valid N4 notice and making a partial payment of $2,900.00 after the application was filed, the Tenants remained in arrears. The Landlord attempted to establish payment plans multiple times without response. The Tenants did not attend the hearing.

The ruling

The tenancy is terminated effective November 1, 2025. The Tenants can void the eviction by paying $4,543.00 on or before October 31, 2025, or $6,140.00 by November 1, 2025. If they fail to pay and do not vacate, the Landlord can enforce the eviction through the Sheriff starting November 2, 2025. If the tenancy is terminated, the Tenants must pay the Landlord $2,280.94 plus daily compensation of $52.50.
