What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to void the N4 notice before the application was filed. If the Tenant moves out instead of paying to void, the Landlord actually owes the Tenant $565.62 because the rent deposit and interest exceed the arrears and fees, though this credit is reduced by $46.95 for every day the Tenant stays past October 1, 2025.
