What happened

The Landlord applied for eviction and compensation after the Tenant allegedly caused wilful damage to the property. The Landlord testified to witnessing the Tenant damaging the lawn with a vehicle during an argument and throwing items, including the Landlord's extension cord, into a fire. The Tenant failed to attend the hearing.

The ruling

The tenancy is terminated effective November 14, 2025. The Tenant is ordered to pay the Landlord $5,118.79, which includes compensation for the use of the unit, filing fees, and lawn repair costs, after deducting the rent deposit and interest. The claim for personal property damage (extension cord) and unsubstantiated cabinet repairs was denied.
