What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. One originally named party was removed from the application as they had vacated the unit before the N4 notice was issued. The remaining Tenant failed to pay the arrears to void the notice. The Adjudicator considered the impact on two minor children living in the unit when determining the eviction date.
The ruling
The tenancy is terminated effective January 6, 2026. The Tenant must pay $7,349.74 to the Landlord to cover arrears up to the hearing date and the application fee, adjusted for the rent deposit and interest. To void the eviction and continue the tenancy, the Tenant must pay $14,186.00 by December 31, 2025, or $17,686.00 by January 6, 2026. If the unit is not vacated by the deadline, the Landlord may enforce the eviction through the Sheriff.
