What happened
The Landlords applied for an order to terminate the tenancy and evict the Tenants due to significant rent arrears. Tenant 1 attended the hearing and explained that she relies on ODSP benefits which are insufficient to cover the monthly rent of $2,150.00. Tenant 2 no longer resides in the unit. Tenant 1 cited health issues, including chronic pain and pending surgery, and mentioned potential future income from a legal settlement and a non-profit, though these were deemed speculative. The Adjudicator found that a payment plan was not feasible but granted a short postponement of the eviction to allow the tenant time to find alternative housing.
The ruling
The tenancy is terminated unless the Tenants pay $7,726.00 by November 30, 2025, to void the order. If the Tenants do not void the order, they must move out by November 30, 2025, and pay the Landlords $3,224.85, plus daily compensation of $70.68 from October 29, 2025, until they vacate.
