What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. At the hearing, the parties reached a consent agreement to maintain the tenancy on the condition that the Tenant pays the lawful monthly rent on time for the next twelve months.

The ruling

The tenancy continues provided the Tenant pays monthly rent on or before the first business day of the month from November 1, 2025, to October 1, 2026. If the Tenant breaches this condition, the Landlord may apply for an ex parte eviction order under section 78 and the $186.00 filing fee will become immediately due.
