What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. The Landlords served a valid N4 Notice, and the Tenants did not void the notice by paying the arrears.

The ruling

The tenancy is terminated effective April 10, 2023 unless the Tenants pay $16,686 by March 31, 2023 or $18,486 by April 10, 2023 to void the order. If the Tenants do not pay, they must move out by April 10, 2023 and pay the Landlords $12,949, which includes rent arrears and the application filing fee.
