What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to persistent non-payment of rent. A valid N4 notice was served, but the Tenant failed to pay the arrears or attend the hearing. The Landlord provided evidence that the Tenant was in possession of the unit and had not made payments since the application was filed. The Landlord also attempted to negotiate a repayment plan, but the Tenant did not respond.
The ruling
The tenancy is terminated effective December 21, 2025, unless the Tenant voids the order by paying $7,069.00 by that date. If the Tenant does not pay, they must vacate by December 21, 2025. The Tenant is ordered to pay $6,089.32 for arrears and filing fees, plus daily compensation of $37.08 from December 5, 2025, until they vacate.
