What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant did not attend the hearing despite being served with notice. The Landlord provided evidence that a valid N4 notice was served and that the Tenant failed to void it by paying the arrears. As of the hearing date, the Tenant remained in possession of the unit with a balance of $4,694.00 owing.
The ruling
The tenancy is terminated effective August 22, 2025, unless the Tenant pays $5,287.00 to void the order. If the Tenant does not pay, they must vacate by the termination date. If they fail to vacate, the Landlord can enforce the eviction through the Sheriff on or after August 23, 2025. The Tenant is also ordered to pay $4,880.00 for arrears and the filing fee, plus daily compensation of $13.38 until they move out.
