What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent non-payment of rent. The Tenant admitted to the arrears, explaining that they had lost their ODSP housing subsidy. During the hearing, both parties reached a consensus to postpone the eviction for 60 days to provide the Tenant an opportunity to resolve the subsidy issues, settle the debt, or secure alternative housing.
The ruling
The tenancy is terminated effective January 20, 2026, unless the Tenant voids the order by paying the full amount of arrears and fees. If the Tenant fails to pay $6,540.00 by November 30, 2025 (or the increased amounts for later dates), they must vacate the unit. The Tenant is ordered to pay $5,368.00 plus daily compensation of $44.65 until they move out.
