What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent non-payment of rent. The Tenant failed to attend the hearing despite being properly served. While the Tenant made significant payments after the application was filed, arrears remained, and the Landlord sought possession of the unit.
The ruling
The tenancy is terminated effective July 8, 2025, unless the Tenant pays $1,348.90 by June 30, 2025, or $3,648.90 by July 8, 2025, to void the order. If the Tenant does not pay and fails to vacate, the Landlord can enforce the eviction with the Sheriff starting July 9, 2025. If the tenancy terminates, the calculation shows a net credit to the Tenant of $1,916.56 after applying the rent deposit, though daily compensation of $75.62 applies until they vacate.
