What happened
The Landlord applied to terminate the tenancy based on non-payment of rent (L1) and serious impairment of safety (L2). One tenant had vacated several months prior to the hearing but was kept as a party due to joint tenancy rules. The remaining tenant was accused of aggressive behavior and allowing guests to engage in physical altercations on the premises.
The ruling
The tenancy is terminated effective November 14, 2025, due to both non-payment of rent and safety concerns. The Tenants are ordered to pay the Landlord $20,012.73 for arrears and the filing fee, after deducting the rent deposit and interest. Eviction is ordered because the safety of other residents and staff was seriously impaired.
