What happened

The Landlord applied for termination of the tenancy and eviction of an unauthorized occupant after the Tenants transferred occupancy without consent. The Tenants had already provided N9 notices and vacated by March 31, 2025, but the Unauthorized Occupant remained in possession. The Landlord also sought daily compensation for the period the occupant remained in the unit after the termination date, as well as costs related to damages found during an inspection.

The ruling

The LTB ordered the termination of the tenancy and directed the Unauthorized Occupant to vacate the rental unit by August 5, 2025. The Unauthorized Occupant is ordered to pay the Landlord $10,737.12, which includes $10,536.12 in daily compensation and $201.00 for the filing fee. If the occupant does not vacate, the Landlord may enforce the eviction through the Sheriff starting August 6, 2025.
