What happened

The Landlord applied for termination of tenancy and eviction due to non-payment of rent. The Tenant requested an adjournment to find counsel and raise maintenance/legal issues under section 82, but the request was denied as the Tenant failed to show adequate effort in finding counsel and failed to comply with disclosure rules. The Tenant subsequently left the hearing, which proceeded as uncontested.

The ruling

The tenancy is terminated effective September 16, 2025. The Tenant is ordered to pay $4,922.90 to the Landlord, representing arrears and filing fees minus the deposit. To void the eviction and continue the tenancy, the Tenant must pay $6,478.00 by September 16, 2025. If the Tenant does not move out or pay, the Landlord may enforce the eviction through the Sheriff starting September 17, 2025.
