What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 notice, which the Tenant did not void by paying the arrears. The Tenant did not attend the hearing and provided no evidence of personal circumstances. Despite payments made after the application was filed, the rent arrears continued to increase.

The ruling

The tenancy is terminated effective July 14, 2025, unless the Tenant voids the order by paying $2,986.00 by that date. If the Tenant does not pay, they must move out by July 14, 2025. If the tenancy is terminated, the Tenant is ordered to pay $1,529.45 to the Landlord, plus daily compensation of $20.55 until they vacate.
