What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant admitted to the arrears but explained she is a student who had been prioritizing sending money to support her family in a war-stricken country. She proposed a 36-month payment plan to settle the substantial debt. The Landlord opposed this, citing a lack of recent payments and the unreasonable length of the proposed plan.

The ruling

The tenancy is terminated effective August 12, 2025, unless the Tenant voids the order by paying $14,220.60. If the Tenant does not pay and move out, the Landlord can enforce the eviction through the Sheriff on or after August 13, 2025. The Tenant is ordered to pay $10,873.80 if the tenancy is terminated, plus daily compensation for continued occupation.
