What happened
The Landlord filed applications for non-payment of rent (L1) and persistent late payments (L2). The Tenants had a history of 10 late payments over 19 months and had ceased paying rent since August 1, 2024. During the hearing, both parties reached a mutual consent agreement to resolve all issues.
The ruling
By consent, the tenancy is terminated effective May 31, 2025. The Tenants must move out by this date and pay the Landlord $15,596.22 for outstanding rent and application fees, less the rent deposit and interest. Additionally, they must pay $87.95 per day for each day they occupy the unit from April 25, 2025, until they vacate. The Landlord can enforce the eviction via the Sheriff if the unit is not vacated by the specified date.
