What happened
Tenant applied for an order determining that the Landlord entered the rental unit illegally and substantially interfered with the Tenant's enjoyment. The Landlord did not attend the hearing, and the Tenant's uncontested evidence showed that the Landlord entered the unit and removed the Tenant's belongings before the termination date.
The ruling
The Landlord must pay the Tenant $884.39, which includes a rent abatement of $384.39 for the days the Tenant was unable to access the rental unit, and $500.00 to replace the Tenant's belongings that were disposed of by the Landlord. The Landlord must pay the full amount by August 25, 2024, or will owe interest.
