What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial interference with the reasonable enjoyment or lawful rights of the Landlord and other tenants. The allegations included the Tenant allowing dogs to be off-leash, causing excessive noise (yelling and screaming in hallways), and allowing a guest to smoke in the building's stairwells. The Tenant failed to attend the hearing despite being properly served.
The ruling
The tenancy is terminated effective November 23, 2025. The Tenant is ordered to pay the Landlord $1,216.75 for compensation for use of the unit and the filing fee, after deducting the rent deposit and interest. The Tenant must also pay $34.85 per day from May 13, 2025, until they vacate the unit. If the Tenant does not vacate, the Landlord may enforce the eviction through the Sheriff starting November 24, 2025.
