What happened
Tenant applied for an order determining that the Landlord substantially interfered with the reasonable enjoyment of the rental unit. The Tenant alleged that the Landlord's agent and legal representative repeatedly showed up unannounced at the rental unit to convince the Tenant to sign paperwork and vacate the unit, causing the Tenant mental distress.
The ruling
The Landlord must pay the Tenant $5,495.54, which includes $3,447.54 for rent abatement, $2,000 for general damages, and $48 for the application fee. The Landlord's actions, including repeatedly showing up unannounced to pressure the Tenant to vacate, substantially interfered with the Tenant's reasonable enjoyment of the rental unit and negatively impacted the Tenant's mental health.
