What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The Landlord served a Notice to End Tenancy Early for Non-Payment of Rent (N4 Notice), but the N4 notice did not correctly reflect the amount of rent owing, so it was found to be invalid. The Tenants were still in possession of the rental unit at the time of the hearing.
The ruling
The Tenants shall pay the Landlord $10,936, which includes $10,750 in rent arrears up to April 30, 2024 and $186 in application filing costs. If the Tenants do not pay the full amount by May 14, 2024, they will start owing interest at 7% annually on the outstanding balance.
