Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and for substantially interfering with the Landlord's reasonable enjoyment of the rental unit by not paying the water utility bills as required under the lease agreement.

The ruling

The Landlord's applications were granted. The tenancy will be terminated on April 30, 2025 unless the Tenants pay $15,186 to void the order and continue the tenancy. If the Tenants do not void the order, they must pay the Landlord $4,926.20 and vacate the unit by April 30, 2025. The Tenants must also pay the Landlord $2,108.79 for unpaid water utility bills.
