What happened

The Landlord applied to terminate the tenancy because he requires the rental unit for personal occupation by himself, his spouse, and his stepdaughter. The Landlord served an N12 notice and provided a compensation cheque for one month's rent, which the Tenant did not cash. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated effective November 30, 2025. The Landlord is granted an extension of time to ensure the compensation requirement is technically fulfilled, noting the Tenant currently holds an uncashed cheque. The Tenant is ordered to pay $236.70 for occupation from September 1 to September 18, 2025, plus $13.15 per day until they vacate. The Landlord's filing fee was not awarded as the application was filed before the N12 termination date.
