What happened

The Landlords applied to terminate the tenancy because the Tenants were persistently late in paying rent. Evidence showed rent was paid late six times between June and November 2025. The Tenants cited reduced work hours and bank fraud as the causes for the delays, but confirmed they could pay on time moving forward. The LTB found persistent lateness but granted relief from eviction under specific payment conditions.

The ruling

The LTB ordered that the tenancy continue provided the Tenants pay their rent on time every month from December 2025 to November 2026. If the Tenants fail to pay on time, the Landlords can apply for an eviction order without further notice. The Tenants are also ordered to pay the Landlords $186.00 by December 31, 2025, to cover the application filing fee.
