What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing, which was held in the Landlord's absence.

The ruling

The tenancy is terminated unless the Tenant pays $6,495.76 to void the order by June 30, 2023. If the Tenant does not void the order, the Tenant must pay $1,657.22 to the Landlord and vacate the unit by June 30, 2023. The Tenant will also owe daily compensation of $71.20 for each day of occupation after May 24, 2023.
