What happened

Tenant applied for an order determining that the Landlord and Former Property Manager failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards, and that the Landlord and Former Property Manager entered the rental unit illegally.

The ruling

The Landlord must pay the Tenant $1,448 for failing to clear snow and ice from the common exterior areas of the residential complex. The Former Property Manager must pay a rent abatement of $100 to the Tenant for illegally entering the Tenant's backyard. The Landlord must ensure that any future property managers do not require the Tenant to consent to entry in her absence as a condition of service.
