What happened
The Tenant filed a T2 application alleging the Landlord illegally entered the rental unit, harassed the Tenant, withheld vital services, changed the locks, and substantially interfered with the Tenant's reasonable enjoyment. The Tenant also filed a T6 application alleging the Landlord failed to meet maintenance obligations, including issues with the water filtration system and a broken front door.
The ruling
The Landlord is ordered to repair the water filtration system and ensure the Tenant has running water by August 31, 2023. The Landlord is prohibited from increasing the rent until the water issues are resolved. The Landlord must pay the Tenant a rent abatement of $8,620 by September 5, 2023, or the Tenant may deduct the amount from future rent payments.
