What happened

Tenant applied for an order determining that the Landlord harassed, obstructed, coerced, threatened or interfered with the Tenant. The Landlord served an N4 notice of termination and filed an L1 application for non-payment of rent, despite an existing agreement between the parties for repayment of rent arrears.

The ruling

The Tenant's application is dismissed. The Landlord's service of the N4 notice and filing of the L1 application did not amount to harassment, as the Landlord was entitled to enforce its legal rights under the Residential Tenancies Act.
