What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had made some payments after the application was filed but still owed arrears. The Tenant did not attend the hearing.
The ruling
The tenancy is terminated effective August 31, 2025, unless the Tenant voids the order by paying the required arrears and costs. If the Tenant moves out by the termination date, the Landlord actually owes the Tenant a credit of $161.77 (minus daily compensation from the hearing date) because the deposit and interest exceed the arrears and filing fee after accounting for post-filing payments.
