What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to significant rent arrears. During the hearing, the Tenant requested an adjournment to allow a rent bank to process an application to pay the arrears. The Landlord opposed this. The adjudicator denied the adjournment because the issue had been ongoing for over four months, the arrears were substantial, and the Tenant had no documentation to support the rent bank application.
The ruling
The tenancy is terminated unless the Tenant pays the Landlord $12,732.45 by June 30, 2025. If the Tenant fails to pay this amount, they must vacate the unit by June 30, 2025, and pay the Landlord $10,954.39, plus daily compensation of $55.86 from May 30, 2025, until they move out. The eviction was postponed to allow the Tenant time to secure funds or find new housing.
