What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent and NSF charges. The Landlord served a valid N4 notice. Despite making some payments after the application was filed, the Tenant's arrears continued to grow. The Tenant did not attend the hearing.
The ruling
The tenancy is terminated effective August 9, 2025, unless the Tenant voids the order by paying the specified arrears and costs. If the Tenant does not void the order, they must move out by August 9, 2025, and pay the Landlord $978.51, plus daily compensation of $33.47 for each day they remain in the unit starting July 25, 2025.
