What happened

The Landlord applied for termination of the tenancy and eviction of the Tenants due to non-payment of rent. A valid N4 notice was served, but the Tenants failed to pay the arrears or attend the hearing. As of the hearing date, the Tenants remained in possession of the unit with significant rent arrears accumulated.

The ruling

The tenancy is terminated effective August 16, 2025, unless the Tenants pay $10,181.00 to void the order. If the Tenants do not void the order and do not move out, they are ordered to pay the Landlord $6,134.80 for arrears and the filing fee, plus daily compensation of $65.72 until they vacate. Eviction may be enforced by the Sheriff starting August 17, 2025.
