What happened
The Landlord applied for termination of the tenancy and eviction because the Tenant failed to pay rent. The Landlord served an N4 Notice which the Tenant did not void. Despite multiple attempts by the Landlord's representative to propose a payment plan, the Tenant did not respond and failed to attend the hearing. The Tenant made one partial payment of $860.00 after the application was filed but remained in significant arrears.
The ruling
The tenancy is terminated effective November 1, 2025. The Tenant may void this termination by paying $2,766.00 by October 31, 2025, or $3,626.00 by November 1, 2025. If the Tenant does not void the order, they must vacate by November 1, 2025, and pay the Landlord $1,460.15 plus daily compensation of $28.27 from October 16, 2025, until they move out.
