What happened
Tenant applied for an order determining that Landlord arbitrarily or unreasonably withheld consent to the assignment or sublet of the rental unit. Tenant was laid off and could no longer afford the rent, so he wanted to end the tenancy early. Landlord agreed to an assignment but refused to allow a sublet.

The Landlord is deemed to have unreasonably withheld consent to sublet the unit. The Tenant's rent for April, May, and June 2024 is abated.
