What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying $1,429.86 by July 31, 2024 or $2,673.72 by August 4, 2024. If the Tenant does not pay, they must vacate the unit by August 4, 2024 and the Landlord can file the order with the Sheriff to enforce the eviction.
