What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant acknowledged the arrears but claimed he believed the rent was lower than the lawful amount. He requested a payment plan to pay off the debt over four years. The Landlord opposed the lengthy plan, seeking a standard eviction order.
The ruling
The tenancy is terminated effective October 31, 2025, unless the Tenant voids the order by paying $13,325.65. If the Tenant does not void the order, he must vacate by the termination date and pay the Landlord $8,391.73, representing arrears and costs adjusted for the rent deposit. Post-hearing daily compensation of $71.26 applies until the unit is vacated.
