What happened
The Landlord, a corporation, applied to evict the Tenant for non-payment of rent. At the hearing, the Tenant admitted to the arrears, explaining he had recently been released from incarceration and was actively seeking employment. He proposed a payment plan, which the adjudicator deemed too speculative. The Landlord opposed any delay and sought a standard eviction. The adjudicator granted the termination but delayed the eviction date to provide the Tenant with time to find alternative housing.
The ruling
The tenancy is terminated, but the Tenant can void the order by paying $17,361.02 by June 30, 2025, or $19,378.38 by July 31, 2025. If the order is not voided, the Tenant must vacate by July 31, 2025, and pay the Landlord $12,716.23. The adjudicator delayed the eviction, citing the Tenant's recent release from incarceration as a reason to grant him time to find new housing.
