What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlord alleged incidents of the Tenant throwing a knife towards another tenant's unit, placing a paper towel with a red substance in the hallway, and leaving food coloring bottles and egg shells on the ground below the Tenant's unit.
The ruling
The tenancy is terminated effective June 12, 2023 and the Tenant must vacate the unit by March 3, 2024. The Tenant owes the Landlord $26,675.34, minus any payments made since December 28, 2022. If the Tenant does not pay the full amount by March 3, 2024, the Tenant will owe interest at 7% annually on the outstanding balance starting March 4, 2024. If the unit is not vacated by March 3, 2024, the Landlord can file the order with the Court Enforcement Office for enforcement.
